A county with its own rules — literally.

Planning in the county runs through Herefordshire Council, a unitary authority. Two local factors shape residential projects here more than anywhere else we work.

The Wye and Lugg phosphate rules. Since 2019, nutrient-neutrality requirements have constrained development in the River Lugg catchment across the north of the county, and the wider Wye catchment carries its own scrutiny. The council operates phosphate credit schemes to unlock schemes that add overnight accommodation. Ordinary extensions and renovations to an existing home are generally outside the net — but new dwellings, annexes and some conversions are firmly inside it, and knowing which side of the line your project sits on belongs at feasibility stage, not month six.

The building stock itself. Sandstone farmhouses, black-and-white timber frames, Victorian brick terraces and a high density of listed buildings — much of it in the Wye Valley National Landscape. Solid-wall buildings need breathable, moisture-aware insulation strategies; get that wrong and you trade a heating bill for a damp problem.
